Scope Drifts
Recent building code update requires redesign of Interior Fit-Out – Residential. The new requirements were published after the original SOW was finalized.
Client requested that the Structural – Superstructure phase be completed 2 weeks ahead of the original schedule. This would require overtime labor and expedited material deliveries.
Architect specified upgraded materials for Structural – Foundation & Parking that differ from the original SOW spec. This change increases material costs but was presented as a preference, not a requirement.
Owner has requested additional Site Work & Excavation scope beyond the original SOW. This was discussed during a recent progress meeting and would require a change order.
Team proposed a value engineering option to reduce MEP Systems costs by substituting equivalent materials and simplifying the installation approach.
During execution of Building Envelope, unforeseen site conditions were discovered that require additional engineering and remediation work not covered in the original scope.
Owner decided to defer Interior Fit-Out – Retail work to a future phase, removing it from the current contract scope.
